Home Grants

HUD is the governmental organization that helps people with home grants, and many other kinds of help to get people into homes and apartments. If you need a home grant this is the first agency to go see. HUD has homes itself that it can place people in, so the kind of home grant in this case would be a home that is in HUD’s possession.

When an owner cannot meet the mortgage on a HUD insured mortgage, HUD pays the lender and takes ownership of the home. They then try to sell the home at fair market value as soon as possible. Almost anyone can apply for a HUD home as long as they have the cash or can qualify for a mortgage. HUD homes are not cheap homes but are priced fairly not unlike similar homes in the neighborhood. HUD homes are sold as is, which can mean a real savings in the buying price if the home is a fixer-upper. They will then deduct that the repairs are from the original price of the home. If you do the repairs yourself instead of hiring contractors, this really could save you a lot of money.

You go about purchasing a HUD home by bidding on one that you like, after a set period of time HUD awards the home to the highest acceptable bid. You do need to go through a realtor for this. HUD will contact you through your realator. If your bid is accepted then you will be given a month or two to arrange financing and close your sale. HUD does not directly give out loans, but they have several mortgage insurance programs that your realtor can discuss with you. You will just need to go to a lender that works with HUD.

To find a list of HUD homes just go to the HUD site and then contact a real estate agent in that area.
